PROCESS FOR APPLICATION & CRITERIA FOR SELECTING A RESIDENT
The following details are provided to inform you about the application procedure and our resident selection standards.
Liberty Property Management has a policy of abiding by all relevant federal, state, and local fair housing laws and refraining from discriminating against anybody on the basis of their race, colour, national origin, sex, familial position, religion, or handicap.
Before a background and credit check is finished, Liberty Property Management must receive and accept all accompanying rental application papers. Your application could be rejected without a refund if you don’t submit all the supporting materials.
The combined gross income of the applicants must be at least three (3) times the monthly rent. Applicants must submit at least three most recent pay stubs to verify their income. All legitimate revenue sources will be taken into account. This income criteria must be met by each candidate individually. Incomes from unmarried people cannot be combined. If candidates are married, their combined incomes may satisfy this condition. Income verification purposes will not accept cash payments as sources of income. This includes any payments made through a mobile payment app, such as Venmo, CashApp, PayPal, Google Pay, or Zelle, among others. Hours worked and a specific pay period with pay dates must be shown on proof of income.
Professional: Two consecutive pay stubs from the past four to eight weeks prior to the application date or Letter of Hire, whichever is more recent. Must be written on business letterhead, including the supervisor’s name additionally contact information, as well as the wage rate and job description.
Self Employed/Retired: Must present the tax return from the previous year as well as the bank statements from the two prior months.
Other Forms of Income: Proof of income from sources other than the applicant’s current employer must be provided if necessary to qualify. Credit History
To assess your consumer credit report, Brown Property Group uses a third-party application screening service. Your application will be approved, denied, or approved with conditions based on pre-set credit criteria that we give to our third-party applicant screening service. The security deposit could be up to two months’ worth of rent depending on these conditions. However, we will give you the name of the credit reporting agency so you can request a copy from the credit bureau. We will not give you the credit report or divulge its contents. Applications may be approved or denied based on further reasons.
Criminal History
Applicants with a criminal history that includes, but is not limited to, felonies for illegal use, manufacture, or distribution of a controlled substance, felonies that resulted in bodily harm, or felonies that involved the intentional destruction or damage of property, will either be rejected or may need to post an additional security deposit. All applicants will be treated equally, while individuals with criminal records may be denied. All criminal convictions are reviewed by Brown Property Group on a case-by-case basis.
Never will the Security Deposit be less than one month’s rent. Occasionally, based on a variety of risk factors listed in our rental standards, we may request a larger deposit (up to two months’ worth of rent).
With savings and simple, expert services provided by the Brown Property Group Resident Benefits Package (RBP), maintaining your home will become second nature. By submitting an application, the applicant consents to enrollment and payment of the applicable fee of $40.95/month, payable with rent.

Options and requirements for renters insurance:
The Landlord requires the Tenant to secure liability insurance from an A-rated insurer for at least $100,000 in property damage and legal liability, and to have such coverage active for the duration of the lease agreement. Prior to moving in, during each lease renewal period, and upon request, the tenant must give the landlord documentation of the necessary insurance.
To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.
Option 1: Do nothing. Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by Brown Property Group for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.
Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $35 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.
NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
All applicants are required to complete a pets screening application via petscreening.com. Pet screening is a third-party service used to verify assistance animals, screen domestic pets, and ensure that each tenant is aware of Brown Property Group’s pet policy.
